        What is an Energy Performance Certificate? 

An Energy Performance Certificate is required for properties when constructed, sold or let. The EPC is also required for applying for a renewable energy grant from the Government for heat pumps and solar PV panels. Once completed, the report will remain on the National EPC register www.epcregister.com for a period of 10 years enabling prospective sellers and landlords to re-market their property anytime within this period without incurring a further report.

What is the Process?

We will arrange to come to your property
and conduct the survey which normally takes about 45 minutes. We will look at the boiler, loft insulation, property size, construction, lighting, windows etc. The information and figures are then submitted to a software programme called RdSAP which will then determine the EPC rating.

How long does it take?

We aim to complete the survey by the following day. The report will be sent to you by email and will appear on epcregister.com. You are still free to go ahead and market your property providing the EPC is completed within 28 days.

How much does it cost?

Depending on the property size and number of bedrooms, our fees include lodging the report with the government register and start from £59. We can accept payments via PayPal, all major debit/credit cards, bacs or cheque made payable to NMPB LTD.

Will my rating put off buyers and tenants?

From experience, it's very unlikely! most prospective buyers and tenants are savvy enough to know that a period house with older fittings will score lower than a newer property with the latest heating and insulation technology. 

Landlords need to know!

The Energy Efficiency (Private Rented Property) Regulations 2015 establish a minimum level of energy efficiency for privately rented property in England and Wales. Landlords must ensure that their properties reach at least an Energy Performance Certificate (EPC) rating of E before granting a new tenancy or for existing tenants. The Government are proposing to increase the minimum level called MEES to C rating after 2025.

      What can I learn?

The EPC is an excellent guide to helping you improve the energy efficiency of your property and save money as well as being kinder to the environment.
